BillPay Program
We facilitate all payments for your property in Costa Rica, through our BillPay Program. The BillPay program ensures that all of your property’s bills are paid, taxes and reports are filed with Haceinda (Costa Rica tax agency) and your corporation is in good standing with the local government/municipality.
Monthly Financial Reports
All of our Homeowners receiving Monthly Financial Reports in an easy to read and to understand format. Each bill that is paid is clearly identified, along with the amount paid.
Costa Rica Quickbooks
Our Costa Rica accounting services use a variety of platforms and will aggregate all financial movements in a multi-currency version of Quickbooks. Using multi-currency Quickbooks allows your reports to be viewed in US$. Some local vendors charge in United States Dollars while others charge in Costa Rica Colones (official currency of Costa Rica).
You Do NOT Need a Bank Account in Costa Rica
Osa Property Management’s Costa Rica accounting services does not touch your account. Funds will be transferred from Owners to either our foreign registered bank account in the USA or to our Costa Rica account. When our Owners request a payout from their rental income, we will send the funds to any account in Costa Rica, the USA or Canada.
Tax requirements of owning property in Costa Rica
There are several tax requirements for owning real estate in Costa Rica. In addition, most homes in Costa Rica are held in a Costa Rica corporation (either a “limitada”/SRL or an “SA”). Regardless of the corporation used, there are additional corporate filing requirements.
Did you know that if you plan on renting your Costa Rican home out as a vacation rental for only one day a year, you must have an “ACTIVE” corporation and provide Haceinda (Costa Rica tax authorities) with monthly filings. Osa Property Management handles all of these filings and payments on our Homeowners’ behalf.
